It describes a vibrant town centre, then records that COVID-19 and other economic factors have had an effect, that some businesses have closed and are empty, and that the council refused a request for an Article 4 direction in the conservation area on the basis that insufficient shops had closed.

Milton Keynes grew faster than almost anywhere. The 2021 Census put the unitary area at 287,000 people, up from 248,800 in 2011, a rise of 15.3 per cent that ranked it 52nd of 309 local authority areas in England for size and 30th most densely populated of the South East’s 64. Newport Pagnell’s own share of that is a town council with a 2026 to 2027 precept of £1,325,655, which works out at £246.10 on a Band D bill inside a total of £2,481.37. The town centre trade has to be found. Interchange Industrial Park covers some 17.3 hectares and the neighbourhood plan records five vacant premises there with no evidence of demand putting pressure on capacity, so the business park is not the growth story either. What is growing is the edge of the town. Plan:MK Policy SD12 allocates around 461 hectares for Milton Keynes East, north-east of the M1 and south of Newport Pagnell, and expects around 5,000 homes, at least 1,475 of them inside the plan period to 2031. The council’s July 2025 retail evidence update now models 7,500 dwellings and a potential population of 18,000 on the same allocation before 2050. Whatever else happens to this town, its catchment is about to get considerably larger.
Aston Martin no longer builds cars in Newport Pagnell, and the company is not registered here either. Aston Martin Lagonda Limited and Aston Martin Works Limited both give Banbury Road, Gaydon, Warwick as their registered office. The old Tickford Street factory site is, in the neighbourhood plan’s own words, fully developed, and what survives in the town is a repair works on a 1.45 hectare site. Nor is there an Aston Martin museum here yet. The neighbourhood plan describes the Aston Martin Heritage Trust’s collection as currently stored in an aircraft hangar in Oxfordshire, and Policy NP5 allocates land off Downs Field for a visitor centre and associated car parking, with leasing agreements still in development. Tickford Bridge, by contrast, is exactly what it is said to be: Grade I listed on 15 June 1971, begun in June 1810, cast in iron by Walkers of Rotherham, and described by Historic England as a monument of national importance in the history of civil engineering, still taking modern traffic. And the council is Milton Keynes City Council, whatever the postal address says. That gap between what a town is called and how it is actually governed is where most location pages fall over, and we build ours to get it right.
