Two other things matter commercially. bp has said it intends to vacate its Sunbury headquarters between the last quarter of 2027 and the first of 2028. The council owns that site and the main lease runs to 2036, so this is less of a cliff edge than the headlines suggest, but anyone selling to that workforce should be planning for it now. And on the upside, Shepperton Studios finished its expansion in March 2024, taking the site to 31 stages with Amazon MGM and Netflix in occupation, which is a genuine local supply chain that did not exist five years ago. What we cannot tell you is a Staines town centre vacancy rate. Nobody publishes one, and we are not going to make one up.
