The 2021 Census put the district at 148,200 people, up 5.4 per cent on 2011. Premier Foods runs its head office from Centrium Business Park on Griffiths Way, AECOM has an office on Bricket Road, and Debenhams Ottaway has been at Ivy House on St Peter’s Street for years. Rothamsted Research sits at Harpenden, inside the same district but a town of its own.

That mix matters commercially, because St Albans is a district of small professional firms rather than one of big single sites. The council’s own business summit put self-employment here at 11 per cent against 9 per cent nationally, and the county’s analysis describes the district as predominantly a home for London’s commuters. If you sell professional services locally, your buyers work elsewhere and buy near home, and they research online first. The city earns real visitor footfall too: the Alban Pilgrimage brings a procession through the centre on 19 June 2027, and the Fireworks Spectacular fills Verulamium Park on 7 November 2026.

Planning here is unusual. The adopted local plan is still the District Local Plan Review of 1994, one of the oldest in the country, and its replacement, the Local Plan to 2041, reached its Main Modifications consultation on 13 April 2026. The council says the emerging plan now carries significant weight in decision making, so change is coming even though nothing is adopted yet. For a business here that has a practical consequence: the customer base is going to keep arriving, and the businesses that are already easy to find will pick them up.
