Hertsmere’s own settlement review puts Radlett at 8,182 people at the 2021 Census on 321 hectares, which Hertsmere classes as a Small Town against Borehamwood’s Large Town. The Radlett Centre Trust is registered at 1 Aldenham Avenue and runs the arts venue that also houses the parish council offices. One warning about company counts here. Radlett has an unusually high number of companies registered to homes and to agents’ addresses, so any raw count of businesses in WD7 will overstate the number actually trading from premises in the village.
That mix matters commercially, because a village high street of independents lives on local habit. The survey bears that out. Of respondents, 76.1% visit Radlett at least once a week, the second highest of the centres surveyed, and of people living in the same zone, 45.9% walk in, the highest of any centre in the study. It also produces the oddest finding in the report. Asked what could be improved, 31.2% of Radlett respondents said nothing could, again the highest of the surveyed centres, in the one centre whose vacancy rate has doubled. The biggest thing written about Radlett is not in Radlett. The rail freight interchange on the old aerodrome carries the name, but the site sits in St Albans district off the North Orbital Road, and Hertsmere is not the planning authority for it. Nor is it still a proposal. Permission was granted on appeal on 14 July 2014, SEGRO bought the 419 hectare site for £120 million in June 2023, and SEGRO’s own community pages say the permission is in place and implemented with earthworks under way. St Albans’ own page on the scheme still carries a line saying the final decision is yet to be made. One more, smaller but easier to get wrong: there is no Radlett Town Council. Radlett sits in the parish of Aldenham, so the tier below the borough is Aldenham Parish Council, which happens to be based in Radlett. We measure this work in enquiries, not rankings screenshots.
