That mix matters commercially, because a district centre with a listed station and two conservation areas, Southgate Circus and Southgate Green, draws the kind of trade that gets chosen on reputation and proximity rather than price. Chickenshed on Chase Side runs two dated seasons at N14 4PE this year: Tales from the Shed in the Studio Theatre from 19 September to 24 October 2026, and its Christmas show, 12 Days, in the Rayne Theatre from 18 November 2026 to 9 January 2027. One thing to hold lightly. Grovelands Park sits on Historic England’s Heritage at Risk Register, with its condition recorded as generally satisfactory but with significant localised problems, its trend declining and its priority category A.

On the plan, be careful what you repeat. Enfield Council’s own Southgate pages say the Masterplan Vision will be published as a bid-ready document in spring 2025, and that there is no funding currently allocated to the delivery of the interventions included in the Masterplan. That wording was still sitting there in the future tense when we read it in September 2026. Southgate is also not the end of the Piccadilly line. Transport for London’s own route listing runs Arnos Grove, Southgate, Oakwood, Cockfosters, and every service on that branch terminates at Cockfosters. None of that stops a business here being found. It just means the growth story is slower than the press release, and the firms that are already easy to find will pick up whatever does arrive.
