The Broxbourne Local Plan allocates the former Tesco land at Delamare Road as a mixed use urban village, and the scheme actually approved runs to 1,725 homes rather than the 1,750 usually quoted. Phase 1A is built and occupied, at 195 affordable homes completed in March 2023. What happened after that is less well known. The joint venture company, Cheshunt Lakeside Developments Limited, remains in administration with Kroll, Galliard Homes has acquired the holdings, and the council says the revised scheme will provide fewer homes than the 1,725 approved and is unlikely to include the primary school.
That matters commercially, because a town in the middle of a long regeneration produces a steady flow of work for local trades, suppliers and professional firms, and very little of it is awarded on brand recognition. Broxbourne also runs the Love Cheshunt business forum, delivered non-financial support to 125 local businesses in 2024/25 with 56 new jobs created afterwards, and reports that more than 600 employees from local businesses attended its training events in the most recent year.
And now the thing everybody gets wrong. Tesco is not headquartered in Cheshunt. Its head office sat at Delamare Road for decades, but Tesco PLC is registered at Tesco House, Shire Park, Kestrel Way, Welwyn Garden City. The move was announced in January 2015, and the Local Plan attributes a loss of more than 1,000 jobs to it. Company data aggregators still publish the Delamare Road address as though it were live, which is why the claim keeps resurfacing. The postscript is better than the correction. Tesco is back on the same road as a convenience store: Cheshunt Lakeside Express trades at 133 Windmill Lane, on the site of the head office it left.
