A further phase of 90 units has full permission outside the original outline consent, which the council says gives a total of 1,090 units for the site excluding the care home. Legal & General Homes said when it acquired the land in November 2017 that it would deliver 1,000 new homes, a primary school, a care home, a community facility and a 130 acre nature reserve on a 250 acre site. The village absorbing all of that is designated a District Centre with, in the council’s words, a focus on smaller retail units, restaurants and coffee shops and a comparison goods offer that is limited. A customer base growing by that much while the shopping street stays the same size changes what local search is worth here.

Bracknell Forest adopted its Local Plan on 19 March 2024, superseding the 2002 Borough Local Plan, the 2008 Core Strategy and parts of the 2013 Site Allocations Local Plan, and it runs to 2037. Bracknell Forest was 124,600 at the 2021 Census, up 10.1 per cent on 2011 against 7.5 per cent across the South East, ranked 188th of 309 local authority areas in England for size and 25th most densely populated of the South East’s 64. Crowthorne Parish Council consists of 10 members, meeting at the Parish Office in the Morgan Centre on Wellington Road, and its precept for 2026 to 2027 is £415,179, or £108.20 on a Band D bill, up from £373,784 the year before. The council’s own settlement figures are older than the building work: the neighbourhood plan carries a 2011 Census count, then flags that the borough’s Site Allocations Plan identified a further 1,355 homes at two major urban extensions in the parish, an increase of 63 per cent in the number of homes in a relatively short space of time. The registered offices cluster at two addresses. The Wellington College Limited is at Wellington College on Duke’s Ride, and Wellington Business Park on the same road is the borough’s designated employment area for the village.
That mix matters commercially, because three of the four things Crowthorne is known for do not buy anything locally. Broadmoor is an NHS hospital. Wellington College is a charity, granted its Royal Charter in December 1853, taking its first 76 boys in January 1859 and now running 18 Houses accommodating 1,100 pupils. And the research laboratory has gone. What is left is a district centre serving a parish adding homes faster than it is adding shops. The one national event here is the Festival of Education, held at the College: the 2026 edition ran on 2 and 3 July, the organiser reports over 500 speakers and more than 6,000 attendees with over 80 per cent of them from state-funded schools and further education colleges, and the seventeenth festival is booked for 8 and 9 July 2027. For a business here the seasonal spike is real, and it is nowhere near December.
Broadmoor is not a prison. West London NHS Trust, which runs it, describes it as a specialist psychiatric hospital providing assessment, treatment and care in conditions of high security for men aged 18 and above from London and the South of England, one of three high secure psychiatric hospitals in England and Wales, and rated Good by the Care Quality Commission. It is also not the Victorian building people picture: the new Broadmoor Hospital opened in December 2019, and the address is Joshua Jebb Way, Crowthorne. Two more corrections worth having. The Transport Research Laboratory has left, and TRL Limited’s registered office is now Unit 19, The Business Centre, Molly Millars Lane, Wokingham. The building it used to occupy was called Crowthorne House but stood in Wokingham, which is why directories still get this wrong in both directions. And Crowthorne station, at Dukes Ride, RG45 0QW, is managed by Great Western Railway, not by South Western Railway.
